Property Watch Checklist
Exterior Inspection:
- Check exterior for signs of damage, wear and tear, and animal/pest intrusion.
- Ensure that all entranes (doors, windows, pet doors etc, are secure
- Visually check for evidence of forced entry, vandalism, theft or damage
- Check exterior faucets and hoses for leaks
- Remove newspapers, flyers, packages, mail,and other evidence of non-occupancy
- Visually inspect the roof and gutters from the ground
- Visually inspect the yard/landscaping and removal of any trash or debris
- In addition check perimeter of yard (fencing etc.) for any damage or changes
- Check electrical panel for tripped breakers, reset if necessary
Interior:
- Inspect for signs of theft, vandalism, damage or other disturbance
- Check all windows and entryways to be secured
- Check that security system is set and working properly
- Visually inspect walls, ceilings, windows, tubs, showers for water damage, leaks, mold or mildew
- Check that thermostat is set to a correct temperature
- Check that freezers and refrigerators are working
- Visually check heating system and hot water heater
- Make sure timers are working and changing light bulbs to timed lights (if available)
- Flush toilets and run water through faucets, garbage disposals to help prevent
gasket seals from drying out and mold developing in the lines
- Check air filters and smoke detectors monthly
